The discounts I received was my lender didn’t charge me certain fees because I send them business. And the title company I use for my clients didn’t charge me fees either. So in some ways yes.

No they dont. The money they pay goes straight to the seller and not the estate agents

no, they get their own commission, like if they were selling to someone else.
